Renters' Rights Act 2025 — Phase 1

Serve the GOV.UK PDF.
Not a link.

GOV.UK is clear: emailing a link to the Information Sheet is not valid service. Doorkeep fetches the actual PDF from GOV.UK, attaches it to the email, and logs proof of delivery in your Evidence Vault.

Serve every tenant in under 2 minutes

Step 1

Add your tenants

Enter each tenant's name and email address. That's all Doorkeep needs.

Step 2

Click 'Serve All'

Doorkeep fetches the official GOV.UK PDF, attaches it to a branded email, and sends it to every unserved tenant.

Step 3

Evidence logged

Each send is recorded with a timestamp, recipient email, and confirmation the PDF was attached. Your defence if challenged.

Why a link is not enough

The Renters' Rights Act 2025 requires landlords to give each tenant the official Information Sheet — not point them to it. GOV.UK states the Information Sheet “must not be changed or altered in any way” and must be the exact PDF published on GOV.UK.

Emailing a link means the tenant may never download it. If they dispute service, you have no proof they received the actual document. A link can also break if GOV.UK restructures the page.

Doorkeep fetches the PDF directly from assets.publishing.service.gov.uk, attaches it to the email, and records that the attachment was successfully included. If the fetch fails, the email is blocked — never sent without the PDF.

What Doorkeep sends

  • The actual GOV.UK PDF as an email attachment
  • Branded email explaining the tenant's rights
  • GOV.UK link as a supplementary reference
  • Timestamp + recipient + 'PDF attached' in Evidence Vault

What a link-only email gives you

  • No proof the tenant downloaded the PDF
  • Link may break if GOV.UK changes the URL
  • No attachment = no valid 'giving' under the Act
  • No audit trail if the council investigates

£7,000 fine. Per tenant.

Under the Renters' Rights Act 2025, failure to serve the Information Sheet to an existing tenant carries a civil penalty of up to £7,000 per tenant. Local authorities can issue a notice of intent to fine without prior warning.

Doorkeep costs £5.99 per month. That's less than 0.1% of a single fine.

Your Evidence Vault

Every email Doorkeep sends is recorded as an immutable evidence record. If a local authority contacts you after 1 June with a notice of intent, you can export proof showing:

Lendlord relies on tenant acknowledgement (“prompting tenants to confirm they have read”). Doorkeep produces evidence regardless of whether the tenant opens the email.

Your £5.99/mo also includes everything else the RRA threw at you:

  • Form 4A rent increases (Section 13)
