Terms of Service

1. The service

Doorkeep is a property management tool for UK landlords. By creating an account and using the service, you agree to these terms. If you do not agree, do not use the service.

2. Accounts

You must provide accurate information when creating an account. You are responsible for maintaining the security of your account credentials. You must be at least 18 years old to use Doorkeep.

3. Subscriptions and payment

  • Doorkeep offers paid subscription plans billed monthly via Stripe.
  • Prices are as displayed at the time of purchase and exclude VAT.
  • You can cancel your subscription at any time. Access continues until the end of your current billing period.
  • We may change pricing with 30 days' notice via email.
  • Refunds are handled on a case-by-case basis — contact us at hello@doorkeep.co.uk.

4. Your data

You retain ownership of all data you enter into Doorkeep. We process your data in accordance with our Privacy Policy. You can export or delete your data at any time via the Billing page.

5. Acceptable use

You agree not to:

  • Use the service for any unlawful purpose
  • Attempt to gain unauthorised access to other users' data
  • Abuse the tenant issue-reporting feature (e.g. spam submissions)
  • Reverse-engineer or scrape the service

6. Regulatory features disclaimer

Doorkeep includes features designed to help you comply with the Renters' Rights Act 2025, including but not limited to:

  • Serving the GOV.UK Information Sheet to tenants by email with proof of delivery
  • Validating Section 13 / Form 4A rent increase timing (12-month gap, 2-month notice period, effective date alignment)
  • Tracking pet request 28-day response deadlines
  • Recording compliance actions in the Evidence Vault
  • PRS Database readiness scoring

These features are informational tools to help you manage your obligations. Doorkeep does not constitute legal, tax, or compliance advice.We enforce timing rules and record actions based on our understanding of the legislation, but we cannot guarantee that our interpretation matches every local authority's enforcement approach. For legal certainty, consult a qualified housing solicitor.

Doorkeep fetches the RRA Information Sheet directly from GOV.UK at the time of sending. If GOV.UK is unavailable or the PDF cannot be retrieved, the email is blocked — never sent without the document attached. We are not responsible for changes GOV.UK makes to the document after you have served it.

7. Availability

We aim for high availability but do not guarantee uninterrupted service. We may perform maintenance with reasonable notice.

8. Limitation of liability

Doorkeep is provided “as is”. To the maximum extent permitted by law, we are not liable for any indirect, incidental, or consequential damages arising from your use of the service. Our total liability is limited to the amount you have paid us in the 12 months preceding the claim.

9. Account deletion

You can delete your account at any time from the Billing page. This permanently removes all your data. We may also terminate accounts that violate these terms, with notice where reasonably possible.

10. Changes to these terms

We may update these terms from time to time. Material changes will be communicated via email at least 30 days in advance. Continued use of the service after changes take effect constitutes acceptance.

11. Governing law

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
